My
'Catch of the Month' page, well, is just that. It contains properties
that, I believe, are some of the BEST deals going on the market in
Klickitat County. Sometimes they are my listings, sometimes they are
not. Whatever the case, take advantage of the inside scoop,
because very likely, they won't last long. Trust your Agent on this!

The market has been very active
the past couple of months with a lot of Buyers looking and listings
going pending/closing.
As always, I am happy to help any
way I can, but here are a few helpful tips....
1. If you are interested in looking
at property (land or homes), please call IN
ADVANCE to make an appointment - especially for a weekend showing.
It is no longer likely that calling Fri morning to see property Fri
afternoon or Sat/Sun with an agent would likely work. I am booked
several weekends in advance, as are many other Agents.
2. If you
have never been to our County/Valley before, please come and take
a look around ON YOUR OWN FIRST. As much as us Agents would
like to accommodate your every need, we are not a tour guide service.
So please, bring your map, drive around in the area that interests
you, and, if you still like the area after checking it out on your
own first, please give me a call and I am more than happy to set up
appointments for you to look at specific properties. Map
of the Klickitat Valley (around Goldendale).
3. If you are interested in looking
at homes (and sometimes land) and need financing, please
be pre-approved by a lender FIRST before requesting to see
properties. (In some cases, if you have all cash, you may need a "proof
of funds" letter.) Most Sellers' Agents require proof of pre-approval
before a showing appointment can be set up. Here's the reason...Loans
are very difficult to get these days. So, there is no point in looking
at a bunch of properties if you cannot get the funding you need. (Lending
is so restrictive these days that you may not qualify for a loan even
if you think you have excellent credit, own other properties, have
a co-signer, etc). Lenders
4. If you are looking at land on
your own, that is great. But, be aware that Google Maps, MapQuest,
and your car's navigation system do not work well in our area since
Klickitat County is mostly a rural area. In most cases, these mapping
systems will send you in the wrong direction, believe it or not. So,
if you would like to look at land that is for sale on your own (which
is quite common for Buyers to do) you are welcome to send me a list
of MLS #'s that you would like to look at and then I
can email you the listing, which will have specific driving directions
on them.
